I recently enjoyed one of my best vacations ever at Piazza di Spagna 9 Luxury Suites in Rome. From the moment I booked, the team reached out via WhatsApp to offer help with transfers or tours — thoughtful and attentive without being pushy. I immediately felt like a valued guest. The suites sit on the third floor of a charming historic building right next to the Spanish Steps. Despite the unbeatable location, it’s remarkably quiet and relaxing. The concierge service is top-notch — when I was running late for my Pantheon visit, staff quickly arranged to collect my luggage so my husband and I could head out stress-free. Their restaurant recommendations were another highlight. We tried four places from their curated list, each superb and fairly priced, letting us experience authentic local dining away from tourist traps. The team even handled all our reservations. The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Our suite faced the piazza and was filled with natural light, offering a perfect view of visitors strolling by the Spanish Steps. Being steps away from Via Condotti’s luxury boutiques adds to the convenience. Special thanks to Franco, the owner, for his wonderful restaurant suggestions, and to Gianmarco whose friendly help made our stay extra smooth. The genuine hospitality and personal attention here truly stand out. It’s not just about luxury — it’s about feeling welcome and cared for. I’ll definitely stay at Piazza di Spagna 9 again and wholeheartedly recommend it to anyone visiting Rome. Simply top rated — the best!

Location: requires a fair bit of walking to from the metro. But otherwise fairly central. Service: one of the best I’ve had in a while, with personal greetings at the door, introductions, suggestions for what to do in the city, friendly hosts, etc. unfortunately the electricity got cut off the next morning but they apologised and waived the city tax fee for our inconvenience - this was really appreciated. Room is modern and clean, though I think amenities was lacking - only 2 small shower gel bottles with no tissue papers around except toilet paper. Fine for one night but may be inconvenient for longer stays. Overall enjoyed the stay!

非常好的往宿體驗。旅館在火車站附近，幾分鐘即可到達。房間乾淨整潔衞生，且天天打掃，補充生活用品。有咖啡機燒水壺，冰箱和保險櫃，床頭櫃上擺了耳塞。有個小露台。特意贈送給我們小禮物。訂了三天房，住的很愉快！

Superb! I love the Vatican city area(Ottaviano station) so many cafes and asian restaurants u can try. And below the guesthouse theres a really popular gelato shop only €3/3 full scoops👍😍 the cheapest gelato in euro. Me and sis would pop in everyday to buy gelato. The owner Cynthia and hubby are the 1st most welcoming italian we met in Rome. Plus they have a wonderful coffee machine that you can help yourself to anytime of the day(with mini cupcakes)😘 they even have a hall with loads of encyclopaedias collections. (Wish i can read italian). on our final checkout day, Cynthia’s husband even helped to call us a taxi to airport which cost €55(flat rate) tq so much sir eventho we dont speak each other’s language but we understood each other. In conclusion its worth the money we paid for. Wonderful host, great experiences in staying with an italian apartment with classic elevator architecture 🥰👍

The suite itself is very spacious with necessary amenities. I was not aware that the reception area (margutta 19) is 200 meters away from the location i reserved (Margutta 54) I do not recall about this detail when I reserved the room. I thought it’s a normal hotel but it is not. I need to use another key to get into the premises before heading to the room. Service was polite and courteous but COLD. Not very helpful and does not really care much. The bell boy on the other hand was very helpful in transporting us from 54 to 19 for check in and out. I expect full service as a hotel for the price I paid. Very disappointed 😔

老闆非常的熱心，雖然我們超過了check-in時間，但是因為提前告知他了，他就一直等到我們到店。並且對於我們的問題也很積極的去解決，例如我們需要一個轉換插頭等。我們的旅行沒有做什麼攻略，跟老闆説了之後，他很熱心的給我們提供了一長串推薦的餐廳/冰激凌店/咖啡店等清單，寫的很詳細。推薦的地方味道也非常非常好！價格也很合適！這家酒店雖然沒有星級酒店奢華感，但是地址對於我們去梵蒂岡來説很近，房子也極具羅馬的特色。我們非常非常非常的滿意，並且也會在下次旅遊羅馬的時候選擇這家店！

The people who run this hotel went above and beyond for me. First the trains weren't running due to construction in the area. So I was going to be later than initially expected. They waited for me after the normal check-in times. Second, I managed to leave my phone on my way to the airport. I contacted the hosts and they found my phone in the room. They offered to ship it to me but we came up with the plan that on my return flight, which only stopped in Rome for 3 hours, we would arrange a meeting. They very graciously drove my phone to the airport and refused any extra payments that I offered. Thank you so much for your extra efforts.

Sijainti oli täydellinen meille vain noin 10-minute kävely Vatikaani, mikä teki sen erittäin mukava. Valitettavasti se oli ainoa positiivinen näkökohta oleskelumme. Varasimme ylempi huone, mutta se ei ollut mitään kuin mitä mainostettiin. Meille annettiin huone nro. 4 285 Flat, joka oli likaisia seiniä, murtunut keittiö ja ei yövaloja, ja yleisesti ottaen näytti hyvin erilainen kuin kuvat verkossa. Suihku oli asennettu makuuhuoneen sisälle, jossa oli kirkas lasiovi, joka ei tarjonnut mitään yksityisyyttä. Matkailin poikani 14-year-old, ja suihku oli todellinen haaste tämän köyhyyden suunnittelu valinta. Reception toimii vain klo 8.00-8.00, ja koska meillä oli aikainen check-out klo 6.30 , ei ollut tietoa, mistä jättää avain.Aamiainen on tarjoiltu klo 8.00. , joka on liian myöhäistä, jos haluat osallistua matkaan tai vierailla Vatikaani aikaisin (useimmat matkat alkavat noin 7:30 a.m.). Tämä yksityiskohta ei mainittu missään luettelossa. Maksimme 120 euroa neljästä aamiaisesta kahdelle, mutta heti kun saapuimme (noin kello 14) ja selvisimme myöhästyneen palveluksen, peruimme ne. Vastaanottaja neuvoi meitä sähköpostitse omistajaa pyytämään palautusta, jonka teimme mutta emme saaneet vastausta. Yleensä tämä oleskelu ei odottanut ja varmasti ei ole sen arvoinen, että maksoimme, vaikka hyvän sijainti. En suosittele varata aamiaista täällä, koska maksamme rahaa on paljon enemmän kuin mitä kuluttaisit mukava paikallisen kahvilassa tai patisseria.

The hotel has THE PERFECT LOCATION. It’s walking distance (10 minutes) from the railway station but far away enough to be in a safe area, near 2 amazing basilicas. As you can see in the photos, I had a wonderful view of Basilica of Santa Maria Maggiore from the room. The hotel is the restored old granary of Basilica of Santa Prassede. It’s an historic building, each floor has the names of the cereals that were stored here. The staff is very kind, very very efficient and generally lovely. The room was clean, not too spacious, especially the bathroom, but ok. Unfortunately we booked a room with breakfast, but the hotel doesn’t offer this service any longer (not the hotel’s fault, but the booking supplier). Thankfully there are some nice bar in the area and the reception staff was able to direct us (go early as they are all quite busy). Overall I would definitely recommend it.

Lovely, family-run hotel. Very friendly and warm. Excellent location, bus 85 which is a very short walk from the hotel takes you to central Rome. There are also 2 Metro stations within a reasonable walking distance. The family makes you feel welcome, a very lovely, elderly lady keeps everything very clean and tidy. Things to note, the toilet and shower are not in the room, they are private to you but you need to walk through the communal hall (which you share with the other 2 rooms, the hall isn't big); the room doesn't have a kettle. A small inconvenience for a great location and reasonable price. I would stay there again.
