Between the months of May through September, please set the A/C to no less than 75°F during the day as this can freeze the units and cause significant repair costs (as well as no more cool air). For the months of April and October, the A/C shall not go below 70°F during the day. Renter will comply and to cause other occupants, guests, and invitees to comply with all laws of the country, state, and locality in which the Property is located and with all homeowner's association rules, covenants, conditions, and restrictions applying to the Property, a copy of which Landlord agrees to provide at the Property on the rental start date. For the purposes of this Agreement, unlawful purpose includes the storage, use, or location on the Property of any drug or substance the storage, use, or possession of which is prohibited by any law or regulation of a government having jurisdiction of the area in which the Property is located. Renter shall not permit any portion of the Property to be used in any manner, and Renter and all occupants shall not engage in any activity in connection with the Property and whether at or away from the Property, that may endanger the person or property of the Landlord or of any third-party. Renter shall keep all parts of the Property in clean, sanitary, safe, and habitable condition and shall not make any alterations, modifications, repairs, or additions to the Property without first obtaining the Landlord’s written consent.3. Hold Harmless, Waiver of Claims, and Indemnification: Renter agrees that Landlord shall not be liable, responsible, or in anywise accountable for any loss, injury, death, or damage to person or property that may be suffered or sustained by Renter or by any person who may at any time be using, occupying, or visiting the Property, whether such loss, injury, death, or damage is directly caused by or in any way a result of any act, omission, or negligence of Renter; of any occupant, visitor, or user of any portion of the Property; of Landlord; or of any agent, employee, or invitee of Landlord or third-party except where such loss, injury, death, or damage is due to Landlord's gross negligence or willful act; provided, however, that Landlord shall not be liable for any loss, injury, death, or damage not caused by its own gross negligence or willful act or that of its employees or agents. Our home is a comfortable, quiet lakefront oasis that is close to golf, shopping and great restaurants! We have a gorgeous pool, large outdoor patio that is fully shaded- complete with dining table and outdoor living room/TV. You can enjoy your relaxing evenings doing some catch and release bass fishing, reading a book from our stocked library in the hammock or cozy around the fire table watching your favorite show on the large patio. The home offers a updated cherry kitchen with granite counters, bar seating for 4 and a dinette table close by. We have two living room spaces, formal dining room and 4 bedrooms. We also have a small twin daybed in office. The master features a light and bright space with 55" TV, Tuft and Needle King mattress, large master bath and large walk-in closet. The other 3 guest rooms all feature queen beds and all new linens, and furnishings.We love our time here so much and are happy to share it with others for a sunny winter vacation. We are north-south exposure and our pool and patio face north, so shaded on those hot days, but the pool gets great sun. Although, our home is not suitable for small children, because we are on lakefront. We are very close to several public golf courses including the famed, Ocotillo Golf Club. There also is Oakwood Golf Course, Bear Creek Golf Complex and Whirlwind Golf club. So many to choose from within close proximity. We have safeway just across the street from the neighborhood and lots of great restaurants with 1 mile. Come enjoy the peace and quiet on this lakefront getaway!
