Renter will comply and to cause other occupants, guests, and invitees to comply with all laws of the country, state, and locality in which the Property is located and with all homeowner's association rules, covenants, conditions, and restrictions applying to the Property, a copy of which Landlord agrees to provide at the Property on the rental start date. For the purposes of this Agreement, unlawful purpose includes the storage, use, or location on the Property of any drug or substance the storage, use, or possession of which is prohibited by any law or regulation of a government having jurisdiction of the area in which the Property is located. Renter shall not permit any portion of the Property to be used in any manner, and Renter and all occupants shall not engage in any activity in connection with the Property and whether at or away from the Property, that may endanger the person or property of the Landlord or of any third-party. Renter shall keep all parts of the Property in clean, sanitary, safe, and habitable condition and shall not make any alterations, modifications, repairs, or additions to the Property without first obtaining the Landlord’s written consent.3.
