Beautiful room with lovely ensuite, room opens onto the veranda with outdoor seats just perfect for watching the zebra finches feeding from the nearby bird feeder. Fantastic homemade breakfast options, I chose an omelette with some ingredients straight from the garden. I got to meet some of the animals that live there and could have helped feed them if I was around at feeding times. Really enjoyed an historical walking tour of York with Mike as well.

Hope Farm Guest House is an excellent get away from the city. Very comfortable and the open fire sets off a wonderful day in the country atmosphere. The hosts Jo and Mike are attentive and the breakfast is delicious. They cater for all dietary options and ask you what you would like. Nothing is too much trouble. Make sure you book in for Mike's York History tour as he is very passionate about the town.

Jo was very welcoming. We loved the relaxing tranquil country atmosphere and having access to the grounds was a treat. We enjoyed the very comfortable guestroom, charmingly decorated with a spacious bathroom. Jo's yummy home cooked breakfast was wonderful start to the day. The delightful guest lounge area was a bonus. We will definitely be back!

A wonderfully calm feeling to the Hope Farm stay. All the animals seemed very used to people (and the many photos). The perfect place to learn how to play chess (unfortunately no tips provided from the animals) fueled by delicious House-made food.

Beautiful property with excellent service from Mike & Jo, all amenities were superb and the room has a newly renovated bathroom. The breakfast was beyond compare and the homemade bread a lovely touch, especially the multi grain we had on our second morning

My son and I spent two nights at Hope Farm. Mike and Jo were gracious and hospitable hosts, and they offer a superb, relaxed stay with great attention to detail, including beautifully appointed bedrooms, superior bed linen, a welcoming and comfortable lounge and probably the best breakfast I have ever been served. We heartily recommend this venue in charming, historic York.

Jo is a super host which added to the pleasure of the stay. Charming property in a great location easy to find and just a few minutes from town. Spacious room with a very comfortable bed and luxury linens. Had a good nights sleep and great breakfast. Thoroughly recommend and would definitely stay again.

Jo was very welcoming and our return visit was every bit as special as our first visit one year ago. A tranquil and special place in the beautiful Shire of York. Delicious breakfast cooked by Jo and dinner can be found at the Imperial Homestead, Settlers pub or Golden Dragon in York! Well worth a visit!

This is such a special place. We stayed for our wedding anniversary, and it was the perfect retreat. Cosy, clean bedroom, cute porch setup for reading and vino, lovely common area - and big, delicious breakfasts every morning!! Thank you Jo & Mike!

After a day of driving through amazing country, it seemed a good idea to stay at Hope Farm Guest House. We were made to feel so welcome. Like walking into our own home. York is wonderful, if you travel out country, choose this beautiful place to stay.

Hope Farm is the standout place to stay in York. Situated just out of town, it is such a beautiful property that has all the comforts you need and more. Great place for families or a couples getaway. Mike and Jo are so accommodating and go above and beyond with the service they provide. The breakfast is amazing too. Thanks again, we’ll definitely be back.

Mike and Jo welcomed us to their beautiful guest-house, Hope Farm located at the base of the picturesque Mount Bakewell. We celebrated my wife's birthday in style enjoying a glass of champagne and charcuterie board in their very comfy guest lounge with a crackling log fire whilst it rained outside. Mike's cooked breakfast each morning was a real treat. A magnificent way to spend a couple of nights in York.

We have just spent a few days at Hope Farm and we agree with all that was previously said with the other great reviews. We really enjoyed our stay, so much so that we stayed an extra night, making 4 nights in all. Jo and Mike were wonderful hosts, they both really work hard to make everyone's stay as comfortable as possible. They cooked us a delicious breakfast each morning, including Mikes yummy (award winning) homemade bread. We loved our room, the guest lounge atmosphere and their garden with many quirky things to spot. Being able to feed the animals was a nice bonus. The relaxing stay was just what we needed and we hope to stay there again some time.
