Amazing
Highly recommend this beautiful place .... we had the junior suite with jacuzzi bath and it was glorious old venetian style decor and furnishings with small balcony overlooking the canal....perfect ...staff could not do enough for us 5 star service ....spotlessly clean and fantastic location....we will definitely be back thank you 😊

Fair
There is a very small window of opportunity to check in… And then there is virtually no service beyond noon in case there are any issues. The room was clean no issues there but this is more like renting a room instead of having a hotel and the typical services and information you would receive with one.
It is also incredibly hard to locate

Ho prenotato 4 notti in questo Hotel e causa un lutto improvviso non ho potuto presentarmi per la mia vacanza Veneziana. presentando certificato di morte ho richiesto uno spostamento della prenotazione. Inizialmente non ho ricevuto risposte per poi perdere l'intera cifra, mentre ho riscontrato interi rimborsi per i giorni a seguire in una città vicina. Se vi dovesse capitare di andare in questo Albergo incrociate le dita. Pessima gestione del cliente, avrei pagato una penale e credo che non abbiano avuto molti problemi a vendersi le mie notti incassando il doppio.

We have stayed here a few times over the years. It’s clean, comfortable and is in a great location. There is a coffee shop that local people use about 100 metres away and they are reasonably priced if you just want a coffee in the morning as we do. Some things have changed since our last visit, reception used to be in a nearby hotel and they are now separate which means that bag storage is no longer possible, there is a sign on reception that gives details of a few storage places in the area. The WiFi is very good. Access details were sent to us as promised and worked perfectly well. The safe didn’t work which we reported on day 1 and this wasn’t repaired, not a big deal but we like to use it when travelling as I’m sure many guests do. I would consider bringing your own toiletries as the ones provided are very small and we had to ask for replacements when used, again not a problem just an observation that may help when packing! We would happily return, the staff we met on reception in the morning of which there were three different persons were all friendly and helpful. The beds are very comfortable and with the shutters closed it’s very quiet and dark in the room.

This property is in a perfect location - 4 minutes walk from Rialto vaparetto station. It's location - right on the canal is quiet despite the procession of gondolas passing by. The Residenza is so centrally located for Venices sights as well as shopping & eating options.
We stayed in room with the balcony which really was so special - loved it.

Just ok. At 200/night, we got a place to sleep at an excellent location. Nothing else, not even a simple breakfast or water bottle.
