"This charming homestay is tucked away on a quiet side street, just a quick 2-minute walk from the main Lianian Street. My friends and I loved the beautiful courtyard and traditional architecture — it really captured the local character of Jianshui.
We only stayed one night, right after the Golden Week holidays, and were pleasantly surprised that the staff could arrange spacious rooms for us on the same second floor (I’d recommend choosing the second floor over the first). The staff were friendly and very responsive to our questions and requests.
One thing to note: because it’s designed in a traditional courtyard style, you can hear other guests talking if you leave your windows open — but that’s part of the authentic atmosphere!"

"I had a truly excellent stay at this hotel. The room was spotlessly clean & I loved the traditional vibe of the entire property. The host goes all the way to make your stay comfortable and their hospitality is exceptional. The free transportation, welcome fruits & flowercake were a huge plus. The owner/manager and everyone including the lady serving breakfast was so friendly and warm, making us feel completely at home even though we were in a foreign country. There is also a halal noodle a few steps away. Will definitely stay here again"

"地理位置非常好，離古城東門、建水小火車站都很近，步行可達，出門打車也方便。三樓有露台，可以看見小桂湖和古城東門，周天晚上有燈光秀，不用去城門下，站在酒店就可以看見。樓下吃飯的地方也多，還有一個夜市，晚上挺熱鬧的，還有廣場舞。一樓9點30之後到晚上10點都提供下午茶，有花茶、熱水、龜苓膏、點心等。早餐在隔壁私房菜館，帶房卡就行。房間面積挺大，雖然窗户面向走廊，採光沒有那麼好，但是設施齊全，該有的都有，活動空間也大，性價比還是不錯的。下午和晚上週圍居民有各種活動，可能略有點吵雜，酒店提供耳塞，不過晚上10點後基本都結束啦，不影響休息。此外，酒店提供碘伏和酒精片，以及不可帶走的指甲刀，算是非常貼心啦。"

"The hotel is in a beautiful old mansion, and we really enjoyed our stay there. The inner courtyard especially was gorgeous, with blooming flowers in January. It's located right in the center of the old town, next to one of the main attractions, the Zhu Family Garden. It's very quiet and cosy. The mattress was nice and firm, and there was lots of hot water with good pressure in the bathroom. The owner was kind enough to upgrade us to a huge room with a living room, which we loved! Would definitely stay here again."

"Great value! The hotel is super close to the entrance of old city, there are local places to have lunch/dinner around. The ladies at the reception are helpful for all our questions. They provided bottles of water each time we asked. The breakfast (Chinese) was really good and the afternoon tea also. The only downside was some electricity sockets were not working and in the bathroom there was no wet/dry area separation which I don’t find very practical but in low cost hotels it is usually the case. Overall considering the low price we paid, it was great value. When we will be back to Jianshui we will probably stay here again."

"I wanted to take a moment to sincerely thank the owner for the wonderful BBQ Doufu gathering they organized for all the guests. It was such a thoughtful and kind gesture, and it truly made our stay even more memorable.
The effort they put into bringing everyone together, preparing the delicious food, and creating such a warm and welcoming atmosphere did not go unnoticed. It was a joy to meet the other guests, share stories, and enjoy the fantastic BBQ Doufu in such a beautiful setting. Their hospitality and attention to detail made the evening truly special.
This homestay is not just a place to stay—it’s an experience filled with warmth, care, and a sense of community. We are so grateful for the memories we’ve made here, and the BBQ gathering was the perfect highlight of our time.

(1) room had a bad musty smell
(2) couldn't get the hansgrohe shower to work, as it was very late, instead of waking the owner, I took a bath, the water from the bath was barely lukewarm.
(3) there was no floor towel provided, after the floor got wet it became very slippery, I slipped at least 3 times.
(4) the toilet seat was cracked and the toilet seat hinge was not maintained, no matter how careful I was the seat would slip to one side and cause me to jolt my back.
(5) the toilet flush handle was not working properly, have to manually push the handle back into its original position after each flush.
(6) the projector screen was too large and I kept on banging into it
(7) have to close windows for quiet, if leave them open everytime a car goes past sounds like someone is knocking on your door
The staff were polite but unhelpful about the toilet issue, they said they would notify the boss but couldn't fix the problems. They didn't offer a room change.
The above problems spoiled my stay experience.
Apart from the above problems, I loved the decor, espec the panda cushion and the faux fireplace. The bathrobe was nice.
There is room for improvement.

The host (Zhao) is amazing - when we first arrived, he brought us around the place and told us all about it. During our stay, he goes above and beyond to make sure we are comfortable. He even accompanied me to the pharmacy to get some medication. We felt right at home after a day and felt sad to leave.
This place is close enough to the ancient city (7 min by foot). Around the corner, there is a local morning market. It’s small but you could see the hustle and bustle and even pick up some local fruits/food!
Room is not big but it is sufficient and clean. We weren’t confined to our room because the communal area is very inviting. You get to play with the occasional resident cat and dog!
Overall, this is a highly recommended for travelers seeking unique experiences!

The location was perfect—peaceful, yet just a short walk or ride to Jianshui's historic old town, the Confucius Temple, and the beautiful Zhu Family Garden. The architecture and local atmosphere were charming, and we felt like we got a real taste of traditional Yunnan culture.
Our hosts also provided great suggestions for local food and sights, which made our trip even more memorable. This homestay was the perfect base for discovering the beauty and history of Jianshui.
Highly recommended—we would happily stay here again!

KKevin and ZuzannaUpon arrival, we were greeted rather coldly with a somewhat unwelcoming attitude, though this may have been cultural difference or surprise at seeing non-Chinese visitors. Fortunately, another staff member arrived shortly after who spoke English and actually smiled at us, which improved the situation. Our bags were then taken upstairs.
We were upgraded to a larger room for free, which was a nice gesture. The rooms are super spacious, clean, and nicely decorated with excellent storage capacity. The shower had good pressure and was spacious, which was great. One thing to note: there was something sticking out between the carpet and wooden floor at the entrance that I caught my foot on, causing it to bleed. Fortunately I'm vaccinated for tetanus, but it's something that needs fixing.
The building and corridors look fancy with high ceilings, though some parts of the lobby and second floor don't match this standard.
Service Issues: The housekeeping lady asked us irrelevant and pushy questions in a rather rough manner instead of listening to our queries. Some other staff including reception and kitchen staff were not reading our messages fully and responding too quickly, rushing instead of taking their time to actually listen to their customers. That said, many employees in the kitchen, reception, and porters are lovely and genuinely try their best to help.
The gym is genuinely great - it looks like a modern city gym of good standard. However, guests don't put equipment back in their place, leaving it messy. There are massage chairs available on the floor, which is a nice touch. The hotel also has an Olympic swimming pool, though I didn't get a chance to try it.
The included meals (all three meals a day) were of good quality and plentiful. However, I was surprised by the limited vegetarian options, especially considering this city is supposedly the tofu capital. Some guests had poor manners at the buffet, putting communal serving spoons close to their mouth and nose to sniff the food before the next person uses that same spoon.
A general observation about visiting China: what they call ”aunties” (older female staff) can be unnecessarily rough and rude. Being older doesn't give anyone the right to be overconfident about their skills or treat guests poorly. This varies by province and hotel standard, but it was noticeable here.
Noise was an issue - I wish both staff and other guests would be more considerate about volume levels in the corridors. I also wish there was a quiet lounge option separate from the lobby for those wanting a peaceful space.
Major issue on departure: I requested the free drop-off service to the train station and made it very clear we needed to leave at 10:00am sharp. I received confirmation that this would be a private transfer. However, on the day, this simply wasn't true - it was a shared transfer with other guests who were very inconsiderate and arrived late. This kind of situation is extremely frustrating as it can disrupt your plans and create unnecessary stress.
Positive note: The old town is not far by taxi and is much better than Lijiang - less of a tourist zoo with a better vibe.
Overall, the spacious, clean upgraded room with good storage and shower, along with decent facilities, are appreciated. However, service consistency needs improvement, particularly around actually listening to customer requests. Additionally, the behavior of some other guests detracted from the experience.

SSightsee BugChaoyangmen and the ancient city is just around the corner from the homestay. The room is clean and has a heated bidet which is fantastic in winter. The lady owner and her mother are very nice people as were the staff. Despite being closed to the ancient city, we were pleasantly surprised by the tranquility of the place. When we were there from 17-19 December, 2025, it was advantageous as we could just walk to Chaoyang to witness the singers practising for the Blueberry award event on 19 December. However, as with many ancient towns in the region, the streets are cobbled stones. We had small suitcases so we could just carry them. I hate to have to push large suitcases on cobbled stone streets. Finally, we enjoyed the porridge breakfast - beautifully arranged.

Book is nice and soft to sleep on. Also enjoyed the excellent breakfast.
Service so good that we decided to extend stay by one night.
The manager. Mr Shao, is friendly and wonderful to talk to, who recommends us a nice Hui restaurant to dine in, and timing to see sunset at ShuangLong Bridge.
His colleague, Mr Han, is very attentive in serving our needs.
Hotel also gives us a lift to the train station on its new Toyota Alphard which is very comfortable to sit in.
Awesome to find hotel with 5-star service in a small town like Jianshui. Hope that hotel can keep up to current standards.

Location : a 5mn walk from the Old city, and from lots of restaurants at night. very easy to find.
Staff : very nice staff! Despite not speaking English, they tried their best to please me. They helped me book a taxi, and talk to the driver. I was disappointed I was not in the building with the garden, and granted me access to the garden part.
Hotel : Congratulations to the designer, who is a VERY talented person. The design, mixing old and new, is absolutely stunning. It respects tradidtions, but with a twist.
the garden is exceptional. having the tea there was one of the highlights of my entire trip.
Rooms : they are super luxurious, huge, with marble bathrooms and Japanese toilets. But a loise of traffic noise from mine.
Only downside : this hotel is made of two buildings, which are on the other side of the street. The fish tank building has this amazing fisthtank, but it located in a VERY noisy street. My bedroom was overlooking the street, it was difficult in the morning. The garden building is super calm in an alley, all the rooms are overlooking this incredible old garden, no noise. I would recommend the owner to clearly indicate in which building the rooms are during the booking to avoid any potential disappointment upon arrival. rooms in the fishtank part are the cheapest.
Overall I was happy with my stay, it's one of the most beautiful hotels I've stayed in. But beware of the building you are booking to avoid surprises! I wish I had stayed longer.

Although lunch was optional, the boss actually called us while we were out to ask if we would like to come back for lunch, without hvg us pay for it. She said she treated us like friends coming over for a meal. We really appreciated that gesture.
Everything was great, from rooms, cleanliness to amenities, free flow of tea in the lobby.
Only not so good thing is the cobbled road leading to the rooms which made it difficult to roll our luggage. Breakfast is mostly the usual 米线 and local stuff. Its good if u don't mind their local style breakfast food.
Overall I am satisfied with this place.
