Best Area Close to Leeds Centre

I rated it 1 because I couldn’t rate it 0. I booked this stay with a friend and booked a bedroom with breakfast for £89.60. Upon arriving I was very surprised to find that this was actually someone’s home and not a traditional B&B or hotel, this wasn’t listed on the advert so my surprise was reasonable. I then met Roy and Joanne and it was all downhill from there!! Roy told me I had booked 1 room not 2, I explained in detail that I booked a room because the listing called it a suite with bedrooms and when a previous guest asked if they booked the suite did it have separate bedrooms Roy/Joanne responded that yes it did so I was perfectly reasonable in assuming it did have. I have later found out that it does say your paying for a room but as it was in the ‘about your hosts’ section (does anyone ever read that?!) and not the main advert so I’m not surprised I missed it. Roy then chastised me for not reading his advert and got his phone out his pocket to show me the ad and continue to harangue me, I again explained what led me to believe I had booked properly to which Roy answered “well when you book a stadium your only getting one seat” abit random and off topic but I’m beginning to realise that about sums Roy up. Roy went on to say that his wife would need to put new pillow covers on a bed if I was to have another room (a 2 minute job for a B&B so I’m surprised it was an issue). I again explained why I thought i had booked the whole “suite” and Roy continued to show me his *********** advert in an effort to explain why I was wrong without ever listening to my point of view. He then got to a part he had written about dress code being smart casual (I have never stayed anywhere where I had to follow a dress a code especially as it’s their own house) so I think that about sums up the madness of the whole situation. But don’t worry Roy told us that we had met the dress code as we were “dressed appropriately” so I’ll sleep well tonight knowing that. The rooms were probably fine but I didn’t stay long enough to find out. The lounge was very personalised with little nic naks and just looked like your typical grandparents lounge. Roy then offered me another bedroom without charge (which was very generous of him) and whilst his wife was going to get it ready he took the opportunity to continue to explain to me why I was wrong and why he was right. I told him I didn’t feel comfortable staying there, he was rude and argumentative and that was only the first 15 minutes!!!! Roy’s personal desire to be right was more important to him than his professionalism and that was a real shame. I think everyone should understand what they are booking with this place and I think that if Roy is charging £89 for a bedroom with a continental breakfast (or scrambled eggs) 3.5 miles from the centre of Leeds and in his own home he needs a reality check! Checked into the Ibis for £33 per room and we are much more comfortable there, less pressure and the atmosphere is better. I

Upon arrival we where greeted by the owner and his wife, immediately into walking in we realised that the owners also stay on the premises and that the premises is their house that is not stated on the posting. Once arriving we arrived the owner asked how many room we had booked , we had booked the 2 rooms and the lounge for the amount of £87.60 to then be told by the owner that we did not book 2 rooms and only booked 1 and the lounge. Therefore continued to take out his phone and proceed to tell us how wrong we where in an argumentative tone , therefore resulting in us also pulling up the booking we had made on “*********** “ where it states that we get double bedrooms and a private lounge. The booking also state that the suit is “ only for people you book it for “ as commented by the owner as a reply to a customer on “*********** “ this is incorrect the “suit “ is also the residence of the owners and this is all opened planned with glass windows to separate the rooms from the lounge this is not stated. The owner further continued to state that we where asking for too much for the price we had paid also making the remark “ it’s like a stadium it has like 5000 seats but you’ve on booked 1 “ immediately after this remark the owner continues to read the booking and aloud states that it says the dress code is “ smart casual” whilst looking at us now whilst I understand this is there right to make this one of there rules , I do not agree with the judgement from someone who had turned up to greet us wearing jeans that dragged across the floor when we walked and his belt that dangled down his leg as it was undone and his wife that was dressed in her Pjs, although this isn’t my thing to pass judgment on how a person is dressed on this occasion I think if the owners would like the dress code to be “ smart causal “ they should follow there own advice and update there appearance to greet their guests. After this we asked if it was possible if we could have another room and we would pay for this , to then be told by Roy ( the owner ) that his wife (Joanna ) would have to make the seconds bedrooms pillows (that most b&bs do after every guest so was surprised the rooms weren’t already made ) from this we then had our opinion of them all summed up. After several minutes of ridicule for not reading the advert correct ( we did ) Roy still didn’t seems to want to let this go , we then showed you the advert and where this was not stated he then proceed to say “ where is that “ referring to the advert that is on “ *********** “ after this experience with Roy we were not sure if this a good environment for us to stay at for the evening , we then thanked both Roy and Joanna for there hospitality as not to be rude and proceeded to grab our belongings. Roy then said “ are you being serious , oh my goodness “ as a response to us no longer wanting to stay. We replied to Roy and Joanna saying we just didn’t feel comfortable here and would like to go to another hotel in

Stayed over at Roy and Joanne's luxurious BnB after a conference, it was wonderful, I really didn’t want to leave, everything was 'spot on'. Next time I'm 'Oop North' this is were I'll be staying. Thanks Joanna and Roy 😃
