LACK OF CUSTOMER SUPPORT: I booked through Trip.com, made a mistake with the date, and called directly to request a change. The hotel owner said that the room was no longer available, EVEN ON THE DAY I BOOKED. They suggested that I cancel. I agreed. I requested to cancel through the Trip app and received an email response that the hotel owner DID NOT AGREE TO CANCEL. I called back and said that Trip needed proof that the hotel owner agreed to cancel with me in order to work with the owner again. This time, the owner said they would only work with Traveloka (probably because Traveloka is affiliated with Trip) and would not help me confirm the cancellation. Their tone was very unpleasant. We accept that we lose money there and decided not to come.

To be clear, this is in a more local area of Saigon. You'll be surrounded by a more local environment than, say, Rivergate way and Quan 1 area. The rooms in this building are nice and well-furnished. The small studios are rather small, but the other rooms are reasonable and homely. There's some wear and tear here and there, but nothing major. You will have to wake up sleeping staff to enter/leave the complex. Staff speak little-to-no English - expect communication difficulty and to have to use Google Translate. The owner speaks English, but is very prone to misunderstanding and can be combative / defensive when it comes to raising issues. For example, when I was locked in the building during checkout and made to feel like a criminal, even though the room turned out to be fine. It was their poor communication and actions that was the main problem. Owner did not care to address the problem afterwards and just became defensive. Left a bad aftertaste in my mouth, sadly. I've stayed here twice in two different rooms and it's a mixed bag. The first time I experienced at least 4 incidents where people were shouting and going crazy in the hallway/other rooms. Some sort of argument; banging on doors, etc. Also, there were problems with some of the local neighbours just down below from the room with some nights filled with screaming and shouting. I also wanted to upgrade my room and asked the host to do it pro-rata since I was staying the mont hand had the monthly discount, but their communication was like a brickwall and there was a misunderstanding that was quite disconcerting. As you can tell, the owner is one of the main sources of my grievances, because I feel they could handle problems much better. There were two staff members in particular who were friendly and respectful. The housekeeping lady and the older man who worked nights. I happily bought him beers sometimes. I felt quite sorry for him when I heard the owner ranting at him one time. I have two videos attached to my review on Google for this property that show some of the disturbances I experienced while staying there.
