Not horrendous but I wouldn’t return
Wi Fi never worked. Not so much as a cup or spoon in the room. Lacks the basics.

The room was terrible. The bed was even worse. Mattress was so soft we could feel the bottom of the bed. The pillows were so flat we had to go out and buy some pillows for it didn’t eat. Staff didn’t know who is staff all in all I would not go there again

Not worth the money
We arrived to find the window wide ooen and not able to close, phoned countless times, they arrived at 8:30 eventually to fix it. There was no hot water and the shower was filthy. We landed up having to all chair the double bed as bunk bed was broken and unsafe. It smelt mouldy and was dirty

Would I return? – Yes. We had a weekend at Kirkhill and used it as a wedding venue and family gathering. We had a great time and the house is large enough for all 28 adults and 10 young children. There is a large kitchen, a long dining table that can seat about 25 people with an adjacent sitting area with a number of settees. There is also a games room with a newly refurbished pool table. The grounds are great with plenty of space for the bouncy castle we hired; there is a hot tub, but we didn’t use it. There are some snags, especially with the bedrooms and poor Wi-Fi signal, and it is not 5 star – so if you are looking for perfection, perhaps this isn’t for you. That said, most of the interior has been freshly decorated and the owner is available if you need any assistance. It was good value for money and I would recommend it.

Bedrooms are gorgeous, very close to Edinburgh and other locations. WiFi is very bad could not get any signal, bad smell from people cooking as the kitchen is used by all. Overall I would stay there again.

Don’t follow google maps to site you’ll get lost. Great atmosphere and beautiful public rooms. WiFi was very weak.

Basic, but for the price it was great for me and my girlfriend. Secluded in its own grounds but only minutes from local amenities, we ordered food to our room from a local restaurant but you can access the main kitchen to make your own food etc too. Not far from Edinburgh city centre either so it was great value for money.

Fantastic venue , not far from the city centre so a great location and easy access from the bypass. There was a large group of 30 of us for a Stag Do. And it was perfect for this occasion, loads of space and rooms for everyone it never felt crowded.
