We live on a quiet cul de sac. Our Broomfield Short Term Rental License is 2022-14. Garage parking can fit small SUV. Centrally located near the heart of Broomfield. We have space for one mid size vehicle in our garage. We are not able to accommodate large vehicles, or secondary vehicles. Check-Out Date: Standard check out time is 10 a.m. and dates are determined by bookings. 1. Rental Property: The property is fully furnished and includes appliances, utilities, and Wi-Fi. 2. Maximum guests: Maximum of four overnight guests. 3. Off street parking: Parking available in garage or on driveway. No off street parking. 4. No smoking in or around the property or neighboring property. 5. Only identified and registered guests may remain overnight. 6. Term of the Lease: Determined by bookings. 7. If cancelled 7 days before arrival or earlier, 50% of the prepayment will be refunded. If cancelled 2 days before arrival or earlier, 25% of the prepayment will be refunded. No refunds are available if cancelled less than two days from arrival. 8. Liability: The owner is not responsible for any accidents, injuries, or illnesses that occur while on the premises. The owner is not responsible for the loss of personal belongings or valuables of the guest. 9. Payment: Payment is due by: 50% at time of booking, and 50% within 7 days of arrival. 10. Rental Rules: Guests agree to abide by the following rules: No smoking or vaping inside the property. No pets allowed without prior approval. No parties or events without prior approval. Respect the neighbors and keep noise to a minimum. 11. If cancelled 7 days before arrival or earlier, 50% of the prepayment will be refunded. If cancelled 2 days before arrival or earlier, 25% of the prepayment will be refunded. No refunds are available if cancelled less than two days from arrival. 12. Liability: The owner is not responsible for any accidents, injuries, or illnesses that occur while on the premises. The owner is not responsible for the loss of personal belongings or valuables of the guest. 13. Payment: Payment is due by: 50% at time of booking, and 50% within 7 days of arrival. 14. Service: Per Eagle Trace HOA Covenants, which prohibit portions of homes from being rented, guests agree to enter into a temporary period of voluntary paid service during their stay. For the purposes of this agreement, guests agree to be called servants and to perform light service such as removing trash from the unit, washing dishes, and sweeping. Servants will be paid a wage that includes discounted lodging and complementary meals, during their stay.
